Corte Fragata is a gold mine for investor

There were two investor Doctors whom I talked to in a couple of months regarding Corte Fragata.

The first one is a well known cosmetic surgeon, a business partner who happened to be forming a group for his Centuria group practice. I told him a cousin who is gyne surg who jsut trained in the US for gyne surg wants to sell her condominium project  near UST because of her financial difficulties.  He said " Dont sell"  It is a gold mine.  I do not know what happened to their business deal to put gyne cosmetic surgery (for the down below beauty surgery)

Last Friday, I met an IM doctor whose sideline (passive income) is about rental properties.  He owns several condo units near Dapitan 18 sm whose rents are l4t to 16t per month.  And when I told him about the same story, he said, the same stuff.  "Dont sell"  It is a gold mine.

Many students and professionals are looking always for a place to stay especially near UST, FEU and along Dapitan.

Investors for rental property, consider Corte Fragata, that is if we can convince the owner to sell. If she is in selling mood still

Coirte Fragata almost Fully Booked for the opening of classes

I was told by the owner that Corte Fragata is fully booked for the opening of the school year. Only the Penthouse is not.  The elevator is almost done and some negotiation is still taking place with Meraclo Espana branch for the regular electrical installation.

The success of the Corte Fragata is a far cry from the situation about a year ago when the owner was contemplating on selling the whole building.

Commission rate for bringing in leases

The good owner of the Corte Fragata has agreed to the granting of commissions those who can bring in lesseses which are as follows:

We talked about the following today on the time mentioned:

1.  Rental issues/commission

2.  Sales and marketing of Corte Fragata

3.  Offers to various parties

4.  The gynecology and cosmetic center study


1. On the rental:
    1.  The rent is P16t to 18t we are not lowering this further because of the condition of the finish and the much wider spaces/area of the Corte Fragata units

     1  1.  As with regards to the intent to rent by Dr Lim, it is suggested that he contact Dra Gracialyn directly

      1. 2.   As for the icepick victim, the rental amount must be settled and make a deposit first before moving in as is the standard practice.  Dra shall not lend smoney to the prospective lessor
      1.3.   As for Joshua, no deal if there is no firm commitment, despite his numerous requests.

     1. 4  Lease commission

         JUS proposed a commission for leases  in the f ollowing schedule:

        1 month for lease of 2 years or more

        1/2 month of the lease for lease contract from 13 months to 23 months

        1/4 month of the lease for leases of 3 months to 11 months

       Payable as follows:

      50% upon signing, payment of the deposits and moving in

      50% on the second month stay of the lessor


The good owner agreed.


2.  Sale and marketing:

     1.  JUS shall upgrade the blog and FB pages;  Dra shall send him pics

     2.  Offers proposals shall be sent to:

          1.  Dr. Edgar Lim

          2.  Jessie Cruz

          3.  client of Nor Lising

   3.  Ms Nida Tolentino, whom JUS knows can be accredited as a marketing channel provided:

        1.  She submits requirements; 

        2.  Commission rate:   3% for the first unit.

            5% for subsequent units:  provided:

            1. she conducts her own promos:  leafletting fb, tarps

            2.  trippings and use of social media

            3. a trained representative staff at the site

For all intents and purposes, Corte Fragata is now saleable.  Some fixings are needed here and there.  Cleaning and maintenance are to be given assistance.  A lot has improved since December.

This site author has not made any post since December 19 2013.  We resumed posting only this May 1, 2014 upon the urging of the owner.

From the pictures sent us, and from the descriptions and stories we have gathered, the Corte Fragata is nice beautifunl and something we should be proud of and is rewarding enough for the efforts, countless meeting, heartaches and troubles to see to it that the condo is finished and completed and lsatisfactory to the would be buyers.
